Premier Property Management: Your Comprehensive Move-In and Move-Out Guide

Welcome to Premier Property Management! We're committed to ensuring a smooth and stress-free transition for all our tenants, whether moving into or out of our commercial or residential properties. This guide outlines essential steps and responsibilities to help you navigate the process with ease.

Move-In Checklist: Settling into Your New Space

1. Utility Setup (48-Hour Advance Notice Recommended):

Electricity

  • Provider: Southern California Edison (SCE)
  • Phone: 800-655-4555
  • Action: Notify SCE to transfer service to your name at least 48 hours prior to move-in.
  • Requirement: Obtain and provide your new SCE account number to Premier Property Management for verification.

Natural Gas (If Applicable)

  • Provider: Southern California Gas Co.
  • Phone: 800-427-2200
  • Action: Notify SoCal Gas to transfer service to your name at least 48 hours prior to move-in.
  • Requirement: Obtain and provide your new SoCal Gas account number to Premier Property Management for verification.

Water/Sewer/Trash (If Applicable)

  • Provider: Contact your local city/municipality.
  • Action: Notify the city/municipality to transfer service to your name at least 48 hours prior to move-in.
  • Requirement: Obtain and provide your new account number to Premier Property Management for verification.

Internet/Cable (If Applicable)

  • Provider: Contact your chosen internet/cable provider.
  • Action: Schedule service setup, and inform Premier Property Management of service start date.

2. Rent Payment:

  • Due Date: 1st of each month.
  • Payment Methods: Check (payable to “Premier Property Management”) or online (contact our office for instructions).
  • Late Fee: Assessed as per your lease agreement for payments received after the 5th of the month.

3. Key Pickup:

  • Location: Premier Property Management office.
  • Timing: On your authorized move-in date.

4. Emergency Procedures:

  • Contact: Premier Property Management for all emergencies.
  • Action: Familiarize yourself with the location of the water shut-off valve (if applicable) and breaker box upon move-in.

5. Move-In Inspection:

  • Form: Included in your move-in packet.
  • Action: Complete the form, documenting any pre-existing damage or issues.
  • Deadline: Return the completed form to Premier Property Management within one week of move-in.

6. Tenant Responsibilities:

  • Yard Care (if applicable): Mowing, trimming, weeding, and watering (by hand if sprinklers are broken).
  • /Carbon Monoxide DetectorsSmoke: Test and replace batteries as needed.
  • Light Bulbs: Replace all inoperable bulbs (60-watt maximum) and fluorescent tubes in accessible fixtures.
  • Dryer/House Vents: Keep vents clean, inside and out.
  • Pest Control: Contact our office for details.
  • Window Cleaning: Inside and outside.
  • Water softeners/purification: Maintain the systems.
  • Drain stoppage due to tenant actions.
  • Proper rent and other fees payment.
  • No toilet tank drop in cleaners.
  • No foreign objects in toilets.

7. Vendor Referrals:

  • Premier Property Management has an approved vendor list for maintenance and cleaning needs. Contact our office for referrals.

Move-Out Checklist: Ensuring a Smooth Departure

1. 30-Day Notice:

  • Requirement: Provide Premier Property Management with a written 30-day notice prior to vacating.

2. Final Inspection & Key Return:

  • Inspection: Conducted after all personal belongings are removed and the property is cleaned.
  • Key Return: Return all keys and garage door remotes to the Premier Property Management office. Rent will accrue until keys are returned.
  • Important: Do not leave keys at the property. Re-entry is prohibited after key return.

3. Deposit Refund:

  • Condition: Property condition at move-out affects the speed of deposit return.
  • Requirement: Provide Premier Property Management with your forwarding address.
  • Lease Term: You are liable for rent until the end of your lease term, even if you vacate early.

4. Cleaning Specifications:

  • Trash Removal: Remove all trash and personal items from the property and yard.
  • Appliance Cleaning: Thoroughly clean all appliances, including microwave and range hood.
  • Cabinet and Drawer Cleaning: Clean all sinks, cabinets, and drawers.
  • Carpet Cleaning: Must be done professionally, and the receipt provided.
  • Floor Cleaning: Wash non-carpeted floors, removing all stains and marks.
  • Wall Cleaning: Wash walls, paying attention to light switches, hallways, doors, and baseboards.
  • Window Cleaning: Clean all windows, secure screens, and remove cobwebs.
  • Bathroom Cleaning: Thoroughly clean and disinfect all bathrooms.
  • Damage Repair: Repair any damage caused by you or your pets.
  • Utility Disconnection: Discontinue phone and other services at least 24 hours before vacating.
  • Yard Maintenance (if applicable): Mow, trim, and remove debris from the yard.
  • Trash Pickup: Arrange for final trash pickup before discontinuing service.
  • Recycling: Do not place trash in recycling bins.

5. General Cleaning Checklist:

  • Walls: Clean vents, vacuum cobwebs, dust above doors, scrub walls, clean baseboards.
  • Floors: Clean vents, vacuum carpets, sweep non-carpeted floors, mop/scrub vinyl, clean under refrigerator.
  • Doors: Clean knobs, dust, clean door jambs.
  • Bathrooms: Clean sink/tub/shower, toilet, walls/windows, floors.
  • Windows: Clean sills, blinds, windows, vacuum tracking.
  • Kitchen: Clean refrigerator, stove top/burner pans, oven, stove hood, cabinets (in/out), countertops/sink.
  • Outside: Mow grass, rake and bag leaves, weed gardens/beds, degrease concrete, ensure lights are working, remove all trash.
  • Miscellaneous: Clean light fixtures, sweep porches, sweep garage, clean sliding glass door, sweep laundry room, check smoke detectors and batteries.
